DLCommercial Real Estate Advisors was founded by David Church in response to the fundamental dislocation suffered by commercial real estate markets in 2007-2010.
DLCommercial Real Estate Advisors sources debt and equity for commercial real estate projects (income-producing & for-sale) nationwide. Typically, clients are based in the Mid-Atlantic, including Pennsylvania, New Jersey, Delaware, Maryland, New York, and Virginia. The firm has relationships with conduit or CMBS lenders, local, regional, and national banks, bridge lenders, mezzanine lenders, hard-money lenders, and equity investors.
The firm devoted two years (2010-2012) to restructuring distressed loans secured by income-producing real estate, foreclosures, and asset sales. Mr. Church developed a keen appreciation for what modification terms are acceptable to conduit lenders through his consulting work with a CMBS Special Servicer.
David Church employs a proprietary Excel Workbook of his own design to analyze commercial properties. This analysis includes full underwriting, demographic information, key metrics by property type, estimates of value, income and expense sensitivity, discounted cash flows, equity returns, development budgets, capitalized interest projections, draw schedules, and leasing schedules and turnover analysis among other things.

David Church has over 25 years of commercial real estate success that spans the specialties of construction lending, permanent lending, developing capital structures, loan placement, underwriting, credit analysis, loan modification, and workout. He has been instrumental in the underwriting, approval, or management of more than $3.0 billion of commercial real estate loans. Prior to founding DLCommercial Real Estate Advisors, he was a Senior Vice President with the Commercial Real Estate Group of PNC Financial. In addition to this recent institutional role, Mr. Church served as the chief underwriter for a Fannie Mae DUS Lender for over four years.
David Church is a CCIM Designee and holds a New Jersey Real Estate Sales License. He served on the CCIM PA/NJ/DE Chapter Board of Directors and is a member of the Urban Land Institute (ULI) where he co-chaired the South Jersey Regional Council. He earned a BA from Washington & Lee University (cum laude) and an Masters Degree from The University of Virginia where he received a Fellowship and served as Research Assistant. Twenty years later he returned to The University of Virginia Darden School where he earned an Executive Education Certificate.
